Roofing Replacement Farce About a year ago, I had to have my entire roof replaced. The owner of Blue Longhorn Roofing and Construction, Jesse Salas, said he would take care of me and that he was also getting me a "upgraded" roof. It took them almost 3 months to complete the job. In the middle he fired one crew and another had to start. They were all illegals. I asked the insurance inspector to come back out and make sure the job was completed properly. He said they don't do that. Now, after a recent storm blew through here I found shingles in my backyard. It is a two story house I obviously cannot go up there to look. I filed a claim with my insurance and while waiting for the inspector to come I went on Home Advisor and found a roofing contractor who lives nearby and he came and looked at the roof and took pictures. He questioned whether or not the insurance paid for a complete roof replacement. I assured him that they did to the tune of $6400+. He told me and showed me the pictures proving that there were 5 different colors of shingles used on the back side of the house where it cannot be seen from the street. He said he had never seen anything like it in all of his career. When the inspector came a few days later, he confirmed that there were 5 different colors of shingles used in an area of the roof that could not be seen from the street. (You can see it now because they are starting to build houses behind me and there are now streets). When I texted Jesse Salas about this he denied it. He said he would never do anything like that. He told me that it was probably the other roofer making that up in order to get a roofing job. I told him that I have proof and that the insurance inspector had also confirmed that. He said that he would come out and look and he would also send someone from his company to look at it and they would make it right. Someone came when I was not home and left a business card and no one has been back since. They won't answer their phones and are not returning emails or texts anymore. I told him that I either want my money back, the 5 different colors of shingles replaced with those that match the rest of the roof or the entire roof replaced. His last words to me were "you are not my only customer". I went by the address on his website: www.bluelonghornrc.com and it is a storage unit. I was not out to hurt the guy or his business, I just want this mess fixed. If this affects the sales price of my house then we will be talking lawsuit. Don't know what else to do. What is the minimum pitch for a slate roof?
May 7, 2019

I agree, no less than 4/12 but the sheathing must be layered 100% with Ice & Water memebrane first.

The minimum pitch for an asphalt roof for Asphalt shingles is 2/12 or more as long as you use at least one layer of ice and water shield and one layer of synthethic felt under the architectural shingles.  I would never use a three tab shingle on this low pitch roof.   Below 2/12 pitch, I would use either an EDPM Membrane or the Resisto 2 0r 3 ply roll roofing membrane system.

Recommended not less than 4:12 pitch. Also would advise in Western NC to install ice & water guard in place of standard underlayment.

What is the minimum pitch for a slate roof? I'm contemplating a slate roof for the new building. The main structure's roof is 8:12, and I'd like to continue with slate for the porches, which will have a much shallower pitch. The building will be in the Western North Carolina mountains in an area that gets regular snow (less than a foot each snowfall, and generally under six inches) and above average rain (about 70 inches per year). Is 3:12 adequate?

What is the best solution concerning water damage from roof to basement on a two story house?

If you are asking about how to repair the roof damage, then I would like to suggest you to go for insurance claim process if you are already done with an insurance of roof damage. Because the plumber will cost you more, so you take some helpful hints from the Public adjusters about how to get the maximum claim amount on the Roof damage.

Do you have any information you can send me delineating home improvements that will add appraisal value to my home, and possibly quantify those values?

A good way to add value to your house is to do home improvement. Many renovation and home additions add value to the house. Also, painting by interior painting San Jose is a good way to add value to the house. One of the simplest and most cost-effective improvement is house painting. Low-maintenance landscaping also adds value when you sell your house.

Inspection of the attic space after the new roof I noticed nailing for ridge vent split wood, is this still secure enough and should there be a bug barrier
Sep 23, 2018

The pictures were very helpful - thank you.  It looks like only the first ply/layer came apart which is not optimal but minimal risk for coming apart allowing the ridge vent to come off especially if they used every nail hole during installation. The bug barrier appears to be intact and the breakage of the plywood would not interfere with that.

Many pests like raccoons, squirrels or mice crawl into the house through the attic and crawl spaces if there are no barriers to prevent them from getting in. They may have mites, fleas, bugs and other pests, which may infest your home. Therefore it is necessary to implant a proper barrier and maintain a proper ventilation in our attics. The pest exterminator New Jersey professionals may also be consulted for the same to get better suggestions.

That would really be a question for the roofer on the split wood.  As for a bug barrier; that would be a question for a pest control company but that has never been a significant issue in our experience.  It is very important that there be adequate ventilation in all attic spaces that are not heated.

The new ridge vent should have the bug/snow/rain barrier integrated into the venting system. There are probably many other areas in the attic into which "bugs" could enter, but attics do not typically make the best habitats since the temperatures can be extreme and there is no "relatively nearby" source of water for them to survive. The "integrated mesh" is more for helping to prevent wind blown rain and snow from entering the attic space and settling on whatevr lies below.
