Our new house was finished in the end of June, 2021. Coleman homes was generally easy to work with and we love our new home.
However, we have had one issue that has yet to be resolved. Our fence gate was installed on the side with the AC unit, making the backyard completely inaccessible without removing fence panels. We understand that this design decision was ours as we selected the side of the house to install this gate, and we have reached out to the warranty team to discuss the issue. While they were unwilling to resolve the issue, they did contact the contractor to try and convince them to discount installing a gate on the other side (we were quoted at $1200).
Lately, I have learned that this is not a one-time issue, as at least two of our neighbors within a 150' radius also have their gate installed on the AC side. One of them has also had to remove their fence panels (like us) to access their back yard. Because it is apparent that this is now a trend, it seems Toll Brothers should bear responsibility in guiding homeowners through the design process in that your gate selection will lead to a loss of functionality and an inaccessible yard, if you do not specifically opt for non-standard options (such as the moving garage side door to the rear or additional paid upgrades). Otherwise, they ought to remediate the issue.
Most importantly, it should be mentioned in the design process, that a lack of functionality in their home design such as an inaccessible backyard, is not covered under warranty.
The entire experience has been great with the exception of proper conveyance of timeline to completion of the build and the failure to project industry demand and disruption in supply chain. It appears that most national builders fail to understand basic supply / demand models due to C-level staff "think tank" mentality, Gant charts that look real pretty on reports, and shareholder happiness rather than the opportunities to meet their customers needs of delivering their product on time or very close to it.
TB has the process down, and takes care of you each and every step of the way! Home quality is superb!
Unscrupulous business practices
They are not user-friendly.
The whole process has been fun, pretty intuitive, sometimes cumbersome (in a good way, though). Quite a few fun decisions to think through, and it's really nice to have the flexibility for so many aspects of the home, from driveway length to outlets and everything in between.

I have had such a wonderful experience in building my first home! I had some apprehension going into this as I am a widow with two teenagers, but I have felt that I have been treated very well by everyone and they have shared in my excitement during this huge undertaking.
I'm about 4 months into the process, and so far Cliff Benion and his team have been amazing. However, working with the Attera Design Center has been frustrating to work with due to the limited options available. The communication has also been lacking to my standards.
My biggest concern is the way you randomly do your pricing. I'm praying you're not creating a bubble for all of us to deal with later.
I have had other homes built for me of the same or higher quality and I find this purchase to completion longer than any of them.
We love our home and Toll builds a really good one. Coleman really built our home before Toll bought Coleman. The workmanship is better than we have had with other builders in the past. Dana at the Design Center was amazing and we look at the parts of the house that she helped us design like our Master Shower and feel so lucky that we got her to be our designer.
The only reason I gave them a four is because we are not far enough into the process to determine whether or not there is a good value.
The building is fantastic. The features lasted very well. Everything was comfortable. I couldn't be happier.
Though we love our home, we were not happy with the “hidden costs” that were not explained by the Coleman salesman.
Coleman Homes provides high quality customer service through out the entire home building process and even with warranty claims. I’m very satisfied with the product and customer service!

I have bought seven homes in my lifetime and I have never been out through the ringer as much as Coleman Homes has put me through the ringer as far as finances are concerned.
Just because your FICA score isn't in the 800's, that doesn't convince Coleman that you are a good prospect for buying a home.
They were great to work with and the whole process went very smooth.
The company took care of any problems I had quickly and efficiently. They were on top of it.
Everyone has been very helpful, even sales people at different locations showing us around, answering questions, taking time out out to help us through the process. The process has been well-planned and thought out, with double-checks and follow-ups to make sure things weren't missed. Overall just a really good experience so far and good quality in all the homes we've seen (models and other friends who are current owners).
I have been so pleased during this process with Coleman Homes, Toll Brother's. I have had several homes built and have never had anyone take pictures AND multiple walk throughs to make sure everything is correct and explain it ALL to you....makes you so excited to see everything happen by pictures and in person!!

IT has been a very long and slow process but it is coming together. The beginning was very unpleasant as we bough at the beginning of July pre approved and then was given the run around for over 3 months then TBI wouldn't approve us which was ridiculous and then had to go through a third party and TBI said they were going to cancel our contract if we didn't get things figured out when they had all our information and we had been approved by 3 other lenders already. House is now not done till much later than expected .
Coleman Homes is a great builder but they have their issues. Going through the initial process leaves you feeling like a squirrel stuck on the interstate in rush hour traffic. I believe a movie quite is applicable here “If you can dodge a wrench you can dodge a dodgeball”. Toll Brothers is the endless supply of wrenches hurtling at your face 100mph.
The process for requiring you to go through TBI for pre-approval before signing is arbitrary and just plain ridiculous. They can build a beautiful home, but the process is second-rate.
Also, want up front pricing from the design studio? Good luck. It’s like a combination of herding cats, performing dental work on a toddler, and getting a rock to talk. It’s bloody wonky mate.
I would be remiss if I didn’t also mention another mind-boggling fact about design studio. My wife and I asked for a lighting schematic for our home. We were told they “don’t have those, just assume lights every 12 feet”. Whatcha talkin bout Willis? 12 feet from where?! So I should go stand in a corner and look 12 feet in any direction and there should be a light? That’s bloody confusing mate. Is my house going to be one cockadoodle managers of lights? I guess I won’t have to worry about there being dark areas. I know it ain’t the ladies fault there - but cmon now.
Also, expect from the time you sign to actual construction on the home to be mind-numbingly long. I have resorted to watching paint dry since that has gone faster than any actual progress on our home. Again, a sign of the times. Though I’m running out of walls to paint so yeah...
Look, Coleman Homes is good. I like em. Company is full of good people wanting to make a really difference in people’s life’s. Just be forewarned that they’re like your 10-year high school reunion: awkward, slightly reassuring and spending the entire time wondering if you should just drink the kool-aid and enjoy it.
The process hasn't been without bumps, but to this point, Coleman Homes has kept its promises to us. I can recommend Coleman Homes based on our experience through the glitches in the process. I understand that demand right now has things backed up a bit, but I would like to see less delay in the process associated with building. It seems like a long time between contract signing and actual action on beginning construction.
I'd leave 5 star but the lack of a model home to walk through for all floorplans was a little disappointing. There were a number of different floorplans I would have liked to walk through before finally making a decision. Though happy with our decision on the floorplan we chose for our family feel we didn't get to really experience the others we liked.
I can’t speak for Coleman employees at other communities. Our experience here was not the greatest.

It was slow to process due to heavy volume
Prices have spiked since we purchased, which is maybe the only drawback. Everything else about the experience has been fantastic.
Everyone has been great to work with and the construction quality has been top notch so far.

We have loved our experience with Coleman with the exception of one person. Patty in the design studio made us walk away from the deal. I felt she was very condescending and rude. She gave us a ton of false information and I felt like I was lied to. I was willing to talk away from my deposit because of her. If it was not for the professionalism and tact of Sara, we would not be at this point in the build and we would have gladly walked away and shared our experience with anyone who asked.
I tell everyone about Coleman because I have preferred their design and structure compared to other home builders in the area.
Too early in the process to determine total experience with Coleman Homes. So far very pleased with Salesperson (Bo Duffin) and staff.
So far my experience has been great. Everyone that I have come into contact with so far have been excellent.

Not only am I likely, my best friend has a house under construction and my brother just did the design center. I have brought two other buyers with me. Its a shame there is no referral fee!
Everybody is responsive but the warranty issues I have are extending past a month to get resolved. Part of that I attribute to COVID and part of that is because there is a lot of construction going on. I understand that, but I hope the warranty will be resolved soon.
