We used Rolf Schroeder GC to replace the bedroom doors on our second floor. The whole experience was great - they were polite & considerate of our schedules, they communicated progress & addressed concerns immediately, they cleaned the areas every day before they wrapped up. The work looks fantastic!

MAJOR EXTERIOR RENOVATION WITH STRUCTURAL REPAIRS--We were extremely pleased with how our big project went from beginning to end. We have a three-bedroom, two-bath and powder room, suburban house with a full poured-concrete basement and two-car garage. It was built around 1978. We started out seeking just repairs for structural rot in the house sill plate and some floor joist ends due to water damage from leaks around our kitchen door, which was in dire condition. Our laundry room exterior door and framing were also in terrible shape. These basic repairs involved replacement of three rusted-out exterior doors, door framing, and even some studs as well as the basement structural repairs.
It soon became evident that this was also a great opportunity to go ahead with removal and replacement of our 40+-year-old asbestos-cement siding, our 22-year-old roof, and our original-construction windows with broken seals and mechanisms. Deck repairs, front porch repairs, and side-porch replacement along with some trim work were also needed. Our exterior lights were original to the house. The location of two of these lights was adjusted. Rolf recommended a lighting vendor/consultant to us, who was very helpful. All exterior lights were replaced with higher-quality fixtures. We added three storm doors as well to make natural ventilation easier in warm weather. The result was essentially a complete exterior renovation of our house.
LISTENING, EXPLAINING, DETAILED PROPOSAL, PRICING--Rolf and Derek Schroeder listened carefully to our needs (which evolved with time) and prepared by far the most detailed proposal/estimate that we received from any of the contractors we contacted. At our request, they explained in great detail, with sketches, exactly how each type of repair and improvement would be handled. They pointed out additional project elements that would probably be needed to pass inspection as well as improvements that could be best made (e.g., re-routing a vent) while siding was off the house. The cost was in line with other estimates we received with a firmer commitment than other contractors offered to the price for needed repairs. We asked friends of ours, another contractor and an architect, to review the proposal for us, including recommended products. They told us it was an excellent proposal with high quality materials.
SCHEDULING & PROJECT PROGRESS--Once we had signed the contract, the project moved quickly. We changed our minds on a couple of items shortly thereafter, which were quickly priced and incorporated as change orders. Exact timing was dependent on arrival of materials and availability of customary Schroeder subcontractors, but we were provided a detailed weekly/daily schedule of probable accomplishments. Actual physical work on site began on Nov. 20 and was completed exactly as scheduled with final payment on Dec. 21 despite several heavy rainstorms and at least one exceptionally cold day. Two expert carpenters on the staff of Rolf Schroeder GC worked almost every day during that month, juggling parts of tasks for most efficient completion overall. While we were not specifically aware of all the work being done in the office to coordinate workers, materials, and weather, the project planning must have been exceptional for everything to go like clockwork, including accurate estimation of how much extra time to build into the schedule to cover bad weather and glitches like a window sash that arrived broken.
SUPERVISION & RESPONSIVENESS--Between the two carpenters on site, and frequent visits from Rolf and Derek Schroeder, plus the foremen of the subcontractors, the project was diligently supervised. We asked questions frequently both in person and by email. We always received quick and satisfactory responses documented in writing. All staff of Rolf Schroeder General Contractors were so pleasant and hard-working. The subcontractors’ employees worked extremely hard as well. Our contacts there were limited to occasional short conversations with the foremen.
CHANGE ORDERS--Overall, this large project included about 10 change orders. More than half were due to our chosen upgrades; the other portion related to exact cost of permits and discovery of additional previously hidden areas that needed plywood repair or other extra work to pass inspection. We felt the increases in project cost were very reasonable and thoroughly and immediately explained.
QUALITY & EFFICIENCY OF WORKMANSHIP--As the project moved forward, we were extremely impressed by the expertise, efficiency, and quality of work performed by everyone on site.
SOLVING NON-ROUTINE PROBLEMS--We were also impressed by the quality of the original project planning, and by the solutions that the team came up with for non-standard situations as those became evident. These included re-routing a kitchen vent from one side of the house to the other where the original 1978 construction was faulty. Our old but mostly sturdy off-kitchen-door deck was re-leveled to make it smoother by careful adjustment of the existing joists and new door frame. A new support post with foundation was installed in the same area to pass inspection. Front porch repairs were creatively handled since the roof area proved to be somewhat off level, while the original concrete porch floor had been poured after the original siding was installed, covering a few inches of the old siding shingles.
FINAL RESULT--Overall, we are exceptionally pleased by the final appearance of our house and by the greatly improved quality of the exterior and water-tightness due to the materials recommended and installed by Rolf Schroeder GC. We look forward to reduced energy bills due to the new house wrap, “Ascend” siding from Alside with rigid insulation, high-quality windows and doors/storm doors—along with correct and careful installation. Several of our neighbors have commented on how great the house now looks, including one woman who rushed over after dark on a cold winter’s night to make sure we heard her compliments before we drove out. Based on our experience, we would highly recommend Rolf Schroeder General Contractors to others, especially to homeowners in Warminster or the vicinity. We hope to make further use of the firm’s services in the near future for indoor remodeling

Communication - We really appreciated the lengthy conversations with Rolf and Derek early in the sales and planning process. Later, many communications were by email, which provided written documentation and prompt responses--same day or overnight.

Quality Of Materials - We asked for high quality materials/products without necessarily also paying for name-brand pricing and luxury upgrades. We are very pleased with the results both in terms of anticipated function and durability as well as appearance.

In several cases, Rolf did additional research to recommend alternative materials to us. As a result, for example, we went with Ascend siding from Alside rather than the vinyl siding originally proposed or the Hardie-board-type siding we had been possibly interested in.

Problem Resolution

Problem Resolution - While there were few problems in the project execution that we were aware of, we especially appreciated the company's problem-solving in planning--e.g., changing a badly placed kitchen vent that allowed water into the house, the repairs for the basement rot, smoothing of a slope on the deck, an adaptation to a front porch concrete floor that had been poured above the old siding. Potential problems were recognized early and solutions devised.

Without a doubt, I would recommend Rolf Schroeder General Contractors. We renovated our kitchen which involved taking down a wall over the course of 8 weeks. With 3 young children this project can be overwhelming for a parent (not having a kitchen), but Rolf and his team made this experience well worth it. The end result is a kitchen we look forward to raising our children in. The process of designing and renovating the kitchen proved to be, dare i say enjoyable. This is the second time (and there will be a third time) we hired Rolf Schroeder and his team to improve our home. This project entailed a FULL basement remodel. We couldn't be happier! Rolf and his team listened to our needs and they were more than sensitive to our budget. Did we run over budget? Yes, but it was NOT THEIR FAULT. We chose to add other items to the project than what we originally agreed to. Rolf and Derek were more than willing to work with us. What was the result? Our home looks way better that it did before. They will be welcomed back with open arms when it comes time to remodel our bathroom. We can't wait! Rolf, Derek, and their team (Doug and Jack) are part of our family. We trust them completely.

To say that I pay attention to details would be an understatement. I met my match with Rolf Schroeder General Contractors to discuss completely upgrading our kitchen in mid 2018. Our kitchen was approximately 15 years old, it was dark and becoming outdated. We wanted windows put in a side wall to allow for afternoon sunlight, white cabinets, a dramatic black with brown undertone rub through wooden range hood with a mantle to be the focus which would compliment a large custom entertainment center in the family room that is same color. We wanted the window over the sink expanded with a deep granite windowsill with custom trim work above so there is no need for curtains, etc.
Other definite additions were an alcove over the fridge with a dimmer to display favorite seasonal accessories. Over the years, I had torn out pages of ideas from magazines, so when the time came, we could share the vision we had in mind. Rolf Schroeder understood this vision and beyond. They were professional, knowledgeable, extremely organized with a high degree of quality. They kept us informed with a schedule from beginning to end and stuck to it. In the end, the kitchen won The NARI 2019 Contractor of the Year for Residential Kitchen for Bucks and Montgomery County. I would highly recommend speaking to them regarding any project before hiring anyone else.

Clean - Built a temporary wall between family room and kitchen to keep dust out of rest of house along with a dirt extractor going out the window, felt this was a healthy step and prevented breathing in the dirt.
