Our last change order was for landscaping and they refused to have landscaper meet what was on the change order. We were forced to meet with landscaper and grilled about why we wanted our items in the order and pressured. Their landscaper, Reno, is about her vision - not yours. In house realtor did not explain windows and doors, we have windows we have never seen in any other build of our plan. After closing, we discovered 2 rooms with non working outlets, the gas to our heat had not been turned on, our upgraded rapid recirc for water heater had not been turned on, our 4 toilets did not have handles installed correctly, tub had scratches all over from grout repair on punch list, trim on porch started falling off, our custom mirrors to match cabinets weren’t ordered so had to wait another 6 weeks for those, damaged garage doors, and are still waiting 60 Days later for our cooktop and dishwasher. The pro is that so far they continue to send vendors to fix things. We often reflect on their realtor waxing poetic about their quality processes and checks - ha, ha.

So different from our pleasant experience five years ago. Shoddy finish workmanship. Shallow grout. No sign of cleanup. Followup on Orientation incomplete but reported completed. Dishwasher inoperable at closing and had to be replaced. Oven required calibration.

It is still quite hard to give my impression. I love the potential of my subdivision. I think my new neighbors will be great. However, there have been some quality issues. Several repairs should not have happened in the first place. Imagine your favorite shirt is a crisp clean white shirt. But somehow you get a small stain on the front of it. You still love the shirt and you really hope the stain can be removed. That's where I am. I am hoping the stain can be removed. My 60 day punch list will soon be presented. The way it is addressed will help cement my opinion.

Amazing home. Extremely well built, great modern floorplan that was thoughtfully designed... and QUIET. We do hear the kids upstairs at all, where in our previous house it sounds like they would fall through the ceiling. We are in love with our new home and would recommend Saddlebrook to anyone. Sure it is a bit more expensive that a "cheaply built" new home... but I believe it was worth the premium. It is the PERFECT house for our family.

Quality of the home for the price is very good!

Wouldn’t call the places luxury townhomes. Certainly very nice, but finishes wouldn’t fall into that category. See 16. Should only be only allowed to owners - not rental units. Very disappointed on that front. Really drops value of community. See 12 for the drop to 3 stars.

It's a beautiful home, and you can't beat that. I just moved in on Monday, and I am already having problems with one of the bathrooms. The water won't get hot and the pressure is too low. If something is wrong you have to put it a work order to have them come out. The hardest thing is getting them to come out because they are so busy.

Th whole experience was very positive. Starting with the agent and then through the design studio, watching the construction progress, and any interaction with the workers on-site, it was a pleasant experience.

They have very good customer service and the company stands behind their committed date.

We have been through 2 new builds with Saddlebrook and remain very pleased with the entire build experience. Karlyn R. Was our guide through both builds and she is top notch. We cannot recommend her enough for her above and beyond attention and responsiveness. The entire Saddlebrook team has been a pleasure to work with. A few months ago, while driving and looking for a new home, we visited the beautiful community of Brookmere, a Saddlebrook Properties development. When we passed the entrance and saw the gorgeous tree-lined avenue, we knew this was a place we could call home.

Warranty - I don't have to mention anything, they fix it before I complained and were right on top of it. They are mindful of the issues. I didn't even have to call the warranty department. I would give Five stars and beyond. They saw the issues and fixed it.

Areas For Improvement - They fell short regarding landscaping, but they fixed it before I even complained. Excellent build and quality. I tried to buy from another builder and they fell short and they were unresponsive. Saddlebrook is much better and the quality of the build is better than the house I was going to purchase. The attention to detail they put into their property was much better than the other builder was doing. It was the little things like the driveway was poured in 4 sections rather than one. They paid attention to detail. For the downspouts, my home inspector gave the other builder on a scale of 1 to 10, an 8, this was a 1, as it is a quality build. Their crews are doing an excellent job and come back and inspect. The garage door was installed correctly, with almost no noise. They fine tune it, and that effort and more attention to detail I see it all throughout the house.

Areas Of Satisfaction - The concrete pour in the driveway was far better than any builder in the area, and the landscaping too. In Tennessee where rain is always happening, and I moved from Texas, we had a problem with the drainage and they fixed it and continue to improve. They saw it needed to be done and were right on top of it. They had a doozer out here and did a good job. I am confident they will come again if needed. The quality of the built far exceeded the other builders. It could be with the on-site builder. but this is locally owned and they know how to build houses in Tennessee. They are not just coming here and finding out the details for building homes in East Tennessee. I recommend this builder, you cannot get a better builder in East Tennessee and they know the ins and outs. They are an entirely different builder in Tennessee.

Lead Source - I heard about them through my realtor. She knew I wasn't happy with the other builder. The houses are higher and you pay more per square foot, but she said you may see how much better it is, and it was. When purchasing 3,000 square feet rather than 2,000 square feet, you are walking away with a better house and location too.

I paid for the inspector and they went through the punch list. For the builder's final walk throughout, he acted like an advocate for the buyer rather the builder. Others can get defensive.
