I am very likely to recommend them to a friend; they were outstanding.
Everything seems good now but need time to see how it weathers.
Quality of materials like windows, wall paint, appliances, LED lights and upgraded bathroom items are very poor.
Windows - When windy, we can hear the wind blowing and wonder if the windows are properly sealed or they are poor quality windows.
Paint - Wall paint seems to be of bad quality as even a touch leaves stains and poor quality of paint job in certain areas.
Appliances - Refrigerator sometimes give out a loud humming noise for no reason. I have owned many refrigerators and non of them where this loud. LOW quality? The dishwasher does not dry and has damaged (rusted) many of my brand new pans and utensils due to sitting in the dishwasher for a long time without drying. There is a dry feature but the setting takes 3-4 hours for the process. Whoever has heard of a dishwasher being turned on for 3-4 hours? Such a waste of electricity. BAD quality product!
LED lights - Thought we are getting nice led lights but received warm lights. Builders have used the cheapest LED recess lights as they don't have a switch to change from warm to cold light. During design session I mentioned that we like bright (cold) light and were told that these are an upgraded version from the first home built in the community. But that was not so!
Upgraded bathroom - Upgraded black bathroom shower and sink items are not "upgraded quality" as faucets jiggle and shower head is tiny and water comes outside shower because the door is higher then should and shower water spills out. Biggest fear is that we can hear water dripping in the basement but can not identify from where and when as we suddenly hear the dripping noise.
FYI, on the first morning, the "HEAVY" bathroom cabinet panel fell on my 9 year old foot son's foot while brushing because the panel was not snapped into place. I had decided not to pursue this incident but just imagine how bad it could have been. I have a recording of this incident and have shared it with Van Metre.
So, as you can imagine, I am very wary of the next couple of years. What else could go wrong and I am going to be responsible of solving it as the warranty will be expiring throughout the years!
The sales team at Van Metre Homes was excellent! When I wanted to make any changes, they made it happen. Phillip, Morgan, Michael, and Anna were all very helpful at guiding us through all the options. They helped us know what would be good for our family, and overall it was a good experience.
While I am happy with the quality of the home, the many issues with the HOA/neighborhood designs because of Van Metre have become a problem. It is obvious to me know that the sales team knowingly and willingly lied about certain aspects of the neighborhood design (stupid amount of fire lanes reducing parking and hideous signage and amenities that will likely never be provided) so they could make sales. The HOA currently controlled by Van Metre doesn’t seem to care about the residents, or at least didn’t until multiple calls and emails to fix the situation, which I shouldn’t have had to waste the time on.
I was also sold on a 4 bedroom unit, but due to a Van Metre screw up it was only a 3 br unit. Van Metre did little to correct this. It was an issue with the permits submitted and they didn’t want to deal with their mistake.
The quality of their construction is very good.
We were offered no options, whereas early offers were given many options.
See other comments; certain things that normally come standard weren't there, work ability for those off us with full time in person jobs that can't just take off is not there, Some items and placement in house don't make sense
The home from Van Metre Homes exceeded our expectations for a home in that price range.

Had nothing but great things to say about my experience with the staff. From sales to construction mgr it has been fantastic.
Overall, things have been thoroughly good, and we have been happy customers so far. There were a few repairs that had to be made here and there, but so far we have been pleased.
I would recommend them to anyone.
The process was not as easy as they made it seem, but it was not terrible. It was a good average.
The customer experience of buying a house could definitely be better with their customer service. They have not done a good job, especially with first time purchase buyers.

Build quality and features not as expected. Had to follow up on multiple shortcomings during construction phase. Had I not noticed and raised as a concern, those would have not been addressed.
Neither myself nor my neighbors would recommend Van Metre to anyone. I have spread the word amongst colleagues, friends, and family to avoid Van Metre.
There were several issues when I moved into the new house. They have not been addressed. The primary bedroom windows are not up to par. When I bought the new house, a month after I signed the contract, I wanted the patio to be included, but Van Metre was not willing to do that. I will have to wait and find someone else to do that. It has been more than 6 months, and they still have not resolved my window issues. Winter has passed, I am still not comfortable in my own bedroom, and my bill has not come down. The quality in the attic and the noise in the kitchen from the exhaust fan flapping are some other issues.

I have been with a water heater issue since we moved in and feels like they are refusing to fix the issue which is completely not okay
From the first time I went in I received professionalism. There was never a push to buy, and Bonita asked questions about MY needs and the more I learned about the community the more I wanted to make it my home.

I think for a track home with not a lot of options I did have ok choices.
I don’t think I would recommend because there were too many things that were incomplete and/or sloppy work in the condo. For example, caulking left in tub and on floor. I scraped up the caulking in the tub myself. The fact that the tile was not sealed and I wasn’t informed about it is also a sore point with me. When I informed the site head (John??) that I wasn’t told this during walkthrough he told me sometime the tech forgets things and stuff happens. When I complained abt the floor tile not being sealed and showers him how it was turning yellow and asked how I could prevent this, he told me I should clean it. That was an insult because I do clean the floor. I was trying to determine if there was a recommended product to use on the floor to keep the grout fresh and white and instead was insulted. I was starting to get buyers remorse after moving in because there was even a problem with the toilet seat. Also when I arrived for my walkthrough the construction person was using Clorox Eraser on the wall to cover marks on the wall instead of having the wall repainted.

The Sales process and the quality of professionalism of the sales staff was a big factor in our decision to buy a Van Metre Home.
They were especially helpful to me since I was still living in CA, and since it was a move-in ready home I had to purchase it in October, even though I would not be in Virginia until the beginning of November. They tried to accommodate my friends schedule as much as possible since she had to be my POA for the Close and all of the activities preceding the Close of my home. They also kept & locked up my keys, garage opener, fobs, etc. at my request until I was able to be here to access my new home in November!
My experience with Van Metre Homes, especially the sales team was horrible. They say something and do something and try to beat around the bush. I was highly disappointed with Van Metre Homes. I complained about it to the director of the sales team because when I was talking they didn't know how to speak with the customer. The customers don't matter to them. They don't know how to speak with the customer. They have no experience or standards. For example. they will quote me for the same home at one price but another at a different price. They don't have standards. One person will get a quote for one price and another person another price even for the same home. I spoke to my neighbors, they were disappointed. The sales team really needs to go through some proper training. The company especially should have some standards. They don't treat their customers fair.
I would certainly tell friends to check out a Van Metre home but not at the exclusion of other builders.
I could not be happier with my home purchase. I am very happy we decided to buy a Van Metre home. The attention to service and detail is carried through from the sales office to the construction site. I am even happy with the service and attention in the post-purchase period. I have asked for minor repairs for small things and they have all been corrected very quickly.
I believe the quality of my home is good. I would recommend the
“Spec” process. It was less stressful than my previous build. Because all of choices were set, there weren’t delays in construction.
I have had a lot of issues with things getting resolved. I was hoping they would fix the issues when I requested, but they haven't, so that is why I probably would not recommend Van Metre Hoes.
