It shows a true lack of honor when someone commits to taking care of something , and does everything not to do what they said they would do? Think about that Jerry?
Material quality only average. Follow up work to fix nail pops and settling cracks was extremely frustrating- details of location and paint needed were provided in our initial request and never passed along to the painters who eventually came to complete the work. Schedules were not adhered to, workers simply came randomly and unprepared.
My biggest regret about buying a Wynn home was not understanding how they would handle our HOA. We purchased a home in a 70 lot neighborhood. Thinking the HOA would be handed over to homeowners- instead - they bought additional land- broke through the culdesac and developed another 100+ homes. They sold to LGI- a national builder whose homes were lacking some
Of the features that I felt gave our homes better value - and we still don’t control our HOA. The subcontractors they used for our home- a few do very poor work. Some of our items to fixed after a year appeared to be fixed but were in fact just masked. The painters and trim guy seemed to provide very nice work.
Overall- there are things I like about our home and I would say it’s nice - but I don’t think I would have bought this home had I know then what our overall experience has been.
After 2 years in the house I can say that the workmanship throughout the home is less than satisfactory. The carpet on the stairs is coming apart and I fear that I’m going to vacuum up all the fibers and leave a bald spot on my stairs. The flooring in the half bath is separating and coming up off the ground. I had actually requested that be fixed prior the the warranty ending and was told that the separating was normal with the house settling and it wasn’t worth the hassle because it would just do it again. The flirting under the kitchen appliances wasn’t ever properly secured to the ground and anytime I try to move the appliances to clean I risk literally ripping the flooring apart. The sub-flooring upstairs is uneven and when I asked for it to be repaired prior to the end of the warranty I was told it was barely noticeable and fixing it would not really fix it and it’s normal for sub flooring to do that. Well, 1 year later and between the horrible quality of the carpeting and the terrible sub flooring installation it’s both noticeable by touch and by sight. Not only will I not recommend Wynn, this whole experience has made me never want to buy a new home again. Its no surprise why they are no longer a company in my area. Completely dissatisfied with the quality. I rented my last home for 10 years and never had the problems I’ve had with this home - and that was military base housing which is notorious for its awful quality! Shame on Wynn Homes for profiting on unsuspecting homebuyers with its poor quality in both materials and craftsmanship!
Left with a delapidated driveway and sidewalk. Concrete spalling and builder refuse to warranty.
A couple of things need to be done, just minor, overall everything is excellent!
For the most part, our warranty work was completed timely and as expected. HOWEVER, we continue to have the bad odor from one of the sinks in the master bathroom. Toby, the plumber, could only diagnose it as buildup on the drain and tried to clean it. But the foul smell is still there, and this house is too new for me to have to wash Clorox down the drain every week to eliminate it. Would really appreciate if this could be addressed again.
We've also discovered three nail pops and a settlement crack in a closet which the painters missed.
The project manager especially (Jason) and warranty director (Jerry) have been very responsive to our needs and are willing to work with issues that need to be resolved, we greatly appreciate that.
Review the above mentioned items and provide me reasonable feedback or resolution and maybe I'd recommend.
I was really pleased with the home except for the small issues that were not resolved at all. Overall it is a beautiful home.
Completed work was sloppy and workers did not clean up after they finished. They actually hit the wall with a wet paint brush and never came back to fix.
Communication was good. Quality of the build is average. There were issues with things, and I believe there are going to be issues in the future. The warranty was good, I had problem with the garage door and they came out and addressed it. The employees were good as well.
Very disappointed in the construction of our home. Baseboards are not wood and in some areas are already separated from wall, the floor still has cracks in it, the mantle is separating from the wall. Overall quality of construction is not what we expected for a house in this price range.
Overall quality is below average. Tons of nail pops . Cracks around doorways were “fixed” and came back. Doors stick shut with seasonal changes. All floors squeak and pop throughout the whole house. Vinyl flooring is curling at seam and contractor will not respond to phone call and Wynn homes is not following up. Builder trash found in the yard “saw blades, nails” and razor blade found wedges between a deck board . Every “fix” for the problems had been a “tweak” and never resolving the actual issue.
After my one year warranty, I have had numerous additional adjustments to the home. When I brought this to the attention of WH, I got the it’s not our problem attitude from the representatives who came to the house. I am totally unsatisfied with the cracking wall joints, floor sqeaks, molding separation and kitchen cabinets separating from the walls. I would NEVER recommend a Wynn Home to anyone.

We like our house, but there was a serious lack of attention to detail from the sub contractors. We have had the painter out a few times to make small fixes, every interaction we have had with them was negative. They have been extremely rude to us anytime they have come out to fix something. On the plus side, Dennis and Doug do an outaianding job of communicating with us and staying on top of sub contractors to get work finished ASAP.
Wynn Homes has been OK to work with at a couple of locations and very stressful at Bailey Farms-They allowed others to represent them in sales negotiations--very unprofessional and coarse. We walked away from the contract at Bailey Farms and bought at one of the other locations and have had a pretty good experience

Still waiting for a repair to be made. I submitted repair requests in March (4 months ago).
I had problems with sand getting into the pipes and called plumbers several times even after the warranty expired. Also the back porch concrete cracked. Also there was an area in the living room that was not properly fixed. Also on the front porch the flower bed was too close. Also when the winds blew the siding were too noisy too sleep at night. Also I recommend you paint the garages in your homes. So many problems. I had someone to fix the problems. I was do frustrated with the home that I moved out and put it up for sale. Now it under contract and will never buy anther Wynn home.
These Wynn Homes were never inspected properly to have all the problems this neighbor hood has experienced. Our walls had to be torn apart twice for water problems, once because the genius who ran the pipes to our spare bathroom and outside bib reversed the hot and cold lines,which are clearly red, or white, our kitchen hot water took 4.5 gals before getting hot, some effective system that is. I had to show your plumbers how to fix that one. Lack of insulation in the attic caused a pipe to freeze. Never insulated in an area 16'x 10'. Front and back lawns were a garbage dump for your construction debris. We had to put our own lawn in the front because you refused to redo the mess you you called sod(you did give us some money towards it , but it should have been right from the beginning). Back yard needed 32 yards of soil just to level out the holes and low spots. Just the other day I found 3 doors that didn't lock closed because the striker plates were installed off. Closet doors were missing the locking mechanisms . We still have some moldings along the floors that are not flush. One divider wall in our spare bathroom is not straight. Outside down spouts were not affixed to the house.These are all things that show no pride in workmanship!!!! and no inspection!!!!!!!! The entrance to the development is a disgrace. People that come to visit ask how come the entrance isn"t finished? It looks like crap. One side has a nice sign, landscaped, the other where you took down your wynn homes for sale sign is a mess!!!!!! unfinished, sand , no grass no monument, or nice sign to finish it. When we asked about it Jerry Davis said stop asking it was the developer!!!! Bull we paid WYNN, it was his development, he should give us a finished product! We have now taken over the Board for the HOA, and noticed at the far end along Herbert Akins road are, there are only one line of trees! All of the other outside fenced areas have 2 rows of trees, you never planted a second row!!!! We are not talking trees that died (which there have been plenty that the HOA has paid for)These were NEVER planted!!!!!! We need them put in . There are still storm drains with barriers in front of the which your crews never cleaned up. We also have a silt fence (about 100 feet of it down by the pond which should have been removed also, and an area which was not bulldozed properly causing a problem with drainage in back yards. I've sent pictures to Jerry Davis , he says he's on vacation, and Jason Gordan is supposed to get in touch with me, waiting! I am now the President Of Mill Ridge South HOA, please make sure Mr Wynn see's this. We have checked his other sites none are like this. Very poor quality for the money. Poor foundation on a new construction. We will probably have to invest more money to fix issues that they had to come back to attempt to fix multiple times.
Areas Of Satisfaction - Overall, Wynn was very concerned about the things that were concerning to me and wanted to make sure that everything in the house met and exceeded my expectations. Anything that I found that needed to be corrected, they addressed immediately. I have been given an open door policy as far as contacting them with any issues or concerns I had.
I am satisfied with the home but not the customer service I received after the home was bought.

The experience has been less than satisfying. The home is great and I have no issues with the quality of the home. It just has been an issue communicating the with staff.
We love our new home from Wynn Home, but within one week, we're already running into problems. The floor plans are nice, but we see a lot of corners being cut.
I love the home; however, during my first look at the house there was a lot of unfinished items that needed attention (i.e. painting....looked like one coat was applied). It also seemed that a lot of contracts were being executed and the representative was stretched thin.
Wynn Homes makes the buying of a new new easy. The Warranty Manager met us before and after closing and assisted us to understand the do's and don'ts of owning a new home. As a person that is not very handy with electrical and construction work, Jerry the Warranty Manger, Wynn Staff assisted us every time myself or my wife had a question or experience where we needed a pro. ***** 5 of 5 Stars in our experience. Wynn staff made and continues to make us feel at home.
A home purchase is a huge investment. When buying a new home I want perfection. I do not feel I got anything close to perfection with this home. We do not feel Wynn homes pays enough attention to details when building home. They make excuses for tacky work and do not seem to value the customer's concerns large or small.

Wynn does build good homes, I was impressed. Although, for an entire Eco home, I was a bit surprised they went with bottom of the barrel thermostats. I also raised an eyebrow at the water heater in the crawl space, but perhaps that just is the way the house was designed. If I could do it again, I'd get a basement, dry storage attic and hot and cold faucet in the garage. I'd definitely suggest tile as a bathroom floor and upgraded appliances.
I love my actual house (the layout), but the negotiation process was ridiculous. They wouldn’t budge on the price AT ALL and then they charge you for everything. It’s a new house so you are already stretched thin having to buy a fridge, washer, dryer, blinds, but then they even charge you for freaking SCREENS in the windows ** insert eye roll** They fought tooth and nail when I asked them to screen in my covered porch, put up a fan, add a screen door, and a gas line for the gas stove I wanted (there was no stove when I was going through the negotiation process). Also, you apparently put the outlet above the fireplace (where you'd mount a TV – the ONLY place really to mount the TV in the living room) in the WORST place (according to Best Buy who mounted my TV – the wall mount would have to go RIGHT over the outlet). I had to pay an electrician to move it...$150 roughly and then have Best Buy come BACK out to actually mount my TV, so frustrating.The worst thing, was Wynn Homes straight up LIED to me during the very end of the negotiations / closing process, saying it would be like $150 for a gas line to be put in when I wanted a gas stove… and then came back and said it was going to be $1,500 (around there – drastic difference in price). Apparently, there was miscommunication between the selling agent and the Wynn Homes person regarding my house and the fact that it had already been completed / erected vs. not built yet (… the selling agent should know which houses have been built on the property and which ones are in process). I was SO upset. It was the selling agents and Wynn Homes mistake and it cost me a LOT of money when was already stretching myself with an almost $300k mortgage. No apology, nothing…. It was really poor customer service. It was there mistake and they should have covered it (my realtor had written proof of this miscommunication). Luther Parrot, the Warranty Manager for Harris Crossing, is the best. He's so nice, personable, professional, and on top of everything. He is always available and ready to assist with anything I need. When he notices issues with my house (ones I wouldn't normally have noticed) he informs me of them immediately and starts working on an action plan right away, which I really appreciate. He has also been with me through the whole home buying process, so it's great to work with one person who you are familiar with vs. getting tossed around t various people to resolve you issues. I can't say enough good things about Luther!Don’t get me wrong, I love my house and I’m glad I purchased it. It was just the negotiation process was a nightmare. They probably knew I was already attached to the house and gotten pretty far into the process so they could push back on everything and I would just accept it / have to deal with it…. It could have been a much smoother process with a little more attention to detail and Wynn Homes giving in on the “little” things that are so easy for them to do but were a big deal to me to not have to deal with after I moved in (like the porch celling fan, screening it in, etc.)
Wynn homes was very quick to respond to our warranty questions. They came out and fixed most things on the first visit. Teddy was excellent and we felt like we made a new friend. Very helpful and friendly!
I really like the look of the homes exterior and really appreciate the fact that they don't appear to be 'cookie-cutter' looking homes, each looks a bit different in style and color. The sod they laid down was not good at all and I noticed the model home has had the sod replaced several times already. I think the interior paint should have been better, as the paint seems very thin and the slightest rub will make paint come off or put a scratch in the wall. HVAC needed work, as it seemed to freeze up a lot, not just mine, but many neighbors too. Overall I would recommend Wynn, but would see if they could include a couple upgrades to prevent issues down the road.
We have been very pleased with wynn homes. They have made things simple and their staff is easy to work with. Their quality of homes is much higher than others we looked at!
