Clean & Safe - Dade did a great job keeping the job site clean. This was one of the things we noticed about Kent homes before we decided to use them for our builder.

Quality Of Workmanship

Quality Of Workmanship - Since moving in we have noticed how well the trim work was done except 2 areas. 1) The paint job on the office doors does not look professional and if it cannot be done right, Kent may want to look at using other types of French doors. We have a darker paint and so the wood shows where they can't get paint and it looks sloppy. 2) The windows on each side of the front door have wood trim dividers that do not cover the entire gap. Just noticed it when I cleaned the side windows. We are also not sure about the flooring, we did not expect for it to crackle as much and wonder what it will sound like in the colder months. We do not believe this is any fault of our PM.

We had a lot of trying to figure out the island and getting it to look more like a piece of furniture instead of a slab in the middle of the floor. Customer Suggestion - M suggestion would to be more open to other options and possibly even if someone has a suggestion or idea about what they want to bring, helping them source it and make it a part of their package to have it installed by them. If you find something not in their showroom, then you have to figure out how you will get it installed. It goes back to having more options, even if you are building off one piece off of their grouping, you can't make it streamline. There will be one piece missing, and you can't close the gap. There are not enough choices with lighting, and appliances is really a big thing. There are no real high-end appliances, and then if you do go outside you get almost nothing for a credit. It wouldn't cover 1 appliance. They just don't have enough options. They should have higher end appliance and light packages that allow you to go in between. They just use one company for the fixtures, like the faucets, and that is it. It makes it really difficult.

Areas Of Satisfaction - I felt like with trying to get in touch with Ella and work through my frustration with the lack of options, she was really able to get me to a point where I was still able to say this was fine. I think you have ideas in your head, and in all fairness, if they cave to every detail everyone wanted it is not a semi custom home. That probably is something that not everyone understands that well, the difference between custom and semi custom homes. They are very accessible, and I was surprised they were as accessible. If Ella said she was going to call, she called. If she said she was available at a certain time, she was there.

The selections guide should be updated to include the caveat that if you choose the Linear fireplace nothing else comes with it.

Areas For Improvement - Our expectations on communication during the construction process have not been met. We feel that Kent should be able to provide some kind of milestone progress baseline, to set expectations at the beginning of the process, and enable the customer to understand how progress (or lack of) throughout the build process impacts the final delivery. Our final delivery will be 10 weeks past the anticipated date stated in the contract. We understood that there are many variables in the construction process and that the we would likely not meet the date in the contract, but we never anticipated that it would vary by so much. In our case we did not receive any indication that final delivery would be so late, until we were within one month of the anticipated completion date stated in the contract. If Kent could have communicated the cumulative impact of the delays throughout the construction process, it would not have come as such a shock/disappointment.

Orientation Punch List

Orientation Punch List - Not all items on punch list have been completed as we are only 4 weeks post move-in, but Dade has been very diligent in taking care of the items that were of biggest concern or that required immediate attention.

He was very diligent in ensuring the landscapers returned to complete unfinished items and address problems. Lastly we are appreciative of Dade's and Kent Homes' response to the concerns we expressed on the last survey. We feel that we were listened to and the our input was taken seriously.

Communication - Ross has been great. There was a lack of communication during his family leave, which feels like a coverage issue. I certainly didn’t expect to hear from Ross during that time.

The entire process from contract signing through possession of our new home was seamless. We weren’t sure what we were getting into when we decided to build from 600 miles away, but we couldn’t be happier with how things turned out.

Clean & Safe - The times we were at the house for walkthroughs, the place was as clean as one could expect during a build. Never looked a mess in the many pictures that were sent to us.

Quality Of Workmanship - Seeing how this house was framed was incredible. The care that went into the framing showed and we’re confident of its sturdiness. Quality is evident in everything about the house. The fit and finish of all parts of the house amaze us.

Quality Of Materials - The quality of the materials used by Kent Homes is excellent. We noticed that quality when we were touring homes before we decided to go with Kent. Kent Homes quality is simply better.

PM Professional & Organized - We always looked forward to our calls with AJ. He was always prepared for the calls and spelled out exactly what was happening and what we could expect in the upcoming week(s). During the walkthroughs, AJ was efficient in going through the details and gave us plenty of time for any questions we may have had.

Communication - Communication throughout the build was excellent. We never felt like we were in the dark about anything. The amount of communication was perfect for someone building from a distance like we were.

PM Problem Resolution - To be honest, there really weren’t many problems that required any resolution. AJ was always proactive in addressing things he saw that needed corrected by the trades, so we didn’t have to deal with those issues.

Employees & Trade Contractors - We didn’t have too much exposure to the trade contractors since we lived 600 miles away, but when we were in the house, the trades employees were courteous. We did get to work with Nate from Wrightsville Beach Landscaping and Jason from Landmark Audio Visual. Both of them were great to work with - especially Jason. We’d use either of them again if any future needs were to arise.

Schedule

Schedule - Things went incredibly smooth throughout the process and we actually took possession of the house almost two months earlier than was first forecast when construction began. We were updated about tentative finish dates as soon as AJ was able to provide new dates. His good estimates on timing helped in determining when we’d put our former home on the market. The timing of closing on our home in Ohio and getting possession of our new home was perfect. Hard to be anything but happy about that.

Condition of Home

Condition of Home - The house looked great on the day we got possession. Considering how much dust and dirt are created during a build, we were pleasantly surprised at how clean the house was.

Orientation Punch List

Orientation Punch List - Everything that was on the punch list was addressed before we moved in. Very pleased with the quality of the corrections that were made.

Areas Of Satisfaction - It’s tough to pin this down to a few areas because we felt Kent Homes exceeded our expectations in every phase of the build. We weren’t sure what to expect as this was the first time we had a house built, and maybe we expected lots of issues, but for us, we were very satisfied with all aspects of this build.

We got a house with the perfect look and feel because of the effort from our Kent team.

The selections process which could have been very overwhelming, went super smooth with Alina, and the build has been equally smooth working with Dade. He provides regular updates during our biweekly call and often pictures for brief updates in between. The home quality, selections options, trades and all other aspects have been positive for us. We can’t wait to move in!

While we appreciated having her undivided attention during the process, we found that we would sometimes have to wait a day or two to get an email returned. He is extremely knowledgable about the building industry, POA requirements, and all other aspects of home construction. Since we are not able to be on-site, it is such a comfort to know that Archie is supervising the build, and truly has our interests at heart.

PM Professionalism - In addition to his obvious knowledge about home building, Archie is the consummate professional. Exceedingly polite, wonderful sense of humor, and just a delight to work with.

But each time, Archie either fixed the problem before we even knew about it, or took immediate steps to intervene once he learned about a situation.
