Smith Douglas Homes - Atlanta was very good at communication throughout the build. I felt that they cared about the quality of the build.
I would recommend a SD home to a friend, but would advise them to visit the build more than just at the pre-drywall inspection and the final walk through. And look carefully at the details and raise questions and requests quickly.

The entire process was fairly easy. However, the construction manager didn’t schedule a walk through with me after I had my pre dry wall inspection. The pre dry wall inspection report was provided then dry wall was installed shortly after without anyone notifying me if my inspection report was addressed. I now see some issues in the home that I wanted addressed it the construction manager agreed to stop by to inspect then said he was out sick. I haven’t hear back from him since. How do I get these items addressed by the builder?
This is my first home, it was quite simple and has been a good buying experience. I didn’t have to go through too many hassles through the process.

Our sales agent, Melissa, did a really good job guiding us through different floor plans and giving us prices. She ended up leaving and Shiela replaced her. Shiela did a good job. The on-site project manager, Christian, did a really good job.
Based on my experience, I would not recommend to friends/family.
We are only one month into living in the house and we haven’t been given a reason not to recommend.
My realtor, Rayna, and my superintendent, Jason, were absolutely wonderful to deal with in the whole process.

Overall, I had a decent experience with Smith Douglas. There were a few issues that have now been taken care of. I love my home, however there were a few minor things I wished could have been done or addressed differently. I would buy another home with this company in the future.
Natalia Lanigan, Matt Mullins and Marcus has been the best! We are very happy with the transaction and their professionalism. That is why we are in contract with another home in Morgan Landing. Nothing but 5 Stars across the board. HIGHLY Recommend.

Lara was great. I have never seen that kind of customer service. She kept us informed all the way and fought in our corner everyday. Because of some previous experience my wife went into this purchase with doubts but she was turned into a believer by Lara.
They were professional, had a good selection of floor plans, and it was a good value.

The quality of the home was magnificent
The only issue I had, I ordered blinds for the property, and they did not put blinds on the door to the patio. I met with an agent, she said she would send a note to Connie Dean and Connie would get back to me; I have not heard from Connie yet, that was a month ago.
There is one issue that was not addressed during out walk through and need to submit a warranty claim for, siding as it has a hole in it that was caulked up. There is numerous paint splatters over everything from driveway and front walk step to door, down spots, flooring, etc that I need to see if I can remove it. Garage floor is only a few months old but without expansion joints in, it for weight distribution, it has already crack significantly. Some of the finishes like sink faucets etc have paint on them. There were significant spots on kitchen floor that we have been able to lighten up but still there. I'll stop there. Major items: paint splatter, siding issues, and garage floor cracks.
So as a whole Smith Douglas has some pretty poor standards and practices as a builder which is why I gave the company two stars. The engineering is of poor design despite elevation choices it’s just overall very questionable. The workers they hire treat our newly purchased homes like their own homes and trash the place, make disgusting decisions like urinating in my brand new tub and then your company refuses to change it out saying it’s within the company’s standard. This is extremely unacceptable and disrespectful to a person that just signed a contract for everything new!!! In addition, the response time and overall knowledge is lacking. On numerous occasions I had to tell Smith Douglas how to do their job because I happen to have great people around me that are professionals in the field and had it not been for them and me bringing some of these concerns to light, they would have never addressed them.
Your company limits sharing homeowner privileged information with the home owner even though it is our right. It’s almost as if Smith Douglas is hiding something from the buyer, such as not sharing the blue prints to the home WE purchased. I understand copyright infringement but as the homeowner I have the right to have access to what I’m purchasing and the contract states different from what the agent shares. I have a right to have a copy of my house blueprints and would like to have someone reach out to me on this (not Perri Futo). If I decide to leverage this for personal gain or share this for the purposes of replicating this floor plan then that becomes a legal matter but if I want it to for the purposes or record keeping and knowing exactly what I paid also in case anything possibly happens to my house then it’s my right.
In addition, I believe overall as most new builders the communication from your representatives specifically the area manager and lack of thorough research when a customer is bringing valid concerns to their attention needs to be handled with much more finesse and professionalism. It should not take escalating to resolve. As a buyer, we expect a certain level of customer service in small or large purchases and quite frankly Smith Douglas just does not hold up to my standards so I cannot confidently recommend this company until you address some of the poor practices.
If all of your employees are like Sherry and Stan at the Stiles, then I would recommend all of my family and friends, knowing they were in good hands.
Smith Douglas Homes are an okay company. They need to improve on a lot of things. They are okay. They are not bad, but they still need to improve on having better service and better finishes on the home before putting it on the market. When they put a home on the market, they must pay attention to small details and finishes, like not having rough walls and fine lines, to be consistent. If I have one home that looks perfect, all homes should be that way, not just one. If they just do one home good and the others not, that is not consistent. I want to recommend a company where everything is good. Like for example, if you go for dinner and they give you good service, but then you go back and it's not consistent, it is not consistent there. I don't like it that way. I like to do things right and perfectly. Maybe for other people, it doesn't matter, but I can't rate them a 5 because I am honest. Even though I want to, that would be against my values. If I gave it 4 or 5 stars, that would be dishonest. Maybe other people would give me them 5 stars and get benefits, but I can't be dishonest. I just notified them. There are still things to improve on.

The only thing I didn't like was that ever little detail when choosing a house, cost $$. The sign out front says "Homes in the low $300s and that's a little deceptive since that is a basic price that doesn't include much. Just not what I'm used to.
