I am deeply dissatisfied with the service and construction process for my home in the Sycamore Crest community built by Smith Douglas Homes. Despite the company’s claims of being a custom home builder committed to quality and service, my experience has been riddled with poor communication, incorrect installations, and unresolved issues.
1. Delayed Communication: I waited nearly three months for a response from the sales agent regarding my interest in purchasing a home. It wasn’t until my realtor intervened that I finally received a reply.
2. Incorrect Installations: Several features I selected were not delivered as promised, including kitchen pendant lights and the tree planted in my front yard. Despite my efforts to have these mistakes corrected, no action was taken.
3. Flooring Installation: My request for a specific flooring layout which was, to lay the flooring in a vertical direction from the entryway and it was ignored, and the explanation provided, and I quote “ we have to run it the same direction of the road.” by the construction manager was unsatisfactory and contradictory to the options initially presented.
4. Drainage and Grading Issues: Serious drainage problems in my backyard remain unresolved, leading to water pooling near my fence, which risks long-term damage. Despite raising these concerns during my homeowner orientation and multiple follow-ups, they have not been addressed.

This has been an incredibly frustrating and disappointing experience. Smith Douglas Homes needs to prioritize customer satisfaction and address these issues promptly. I would not recommend this builder based on my experience.

I am very likely to recommend SDH to everyone. I've had a really great experience; I love my home and I'm happy that we worked with Sherry Richardson. She ensured we got the home we desired and that the process went smoothly. You can tell, she genuinely enjoys her job and wants to be of assistanct.

I most definitely will recommend. It was awesome watching this whole project from start to finish and all the steps involved. Everyone that had a part of the process made it all come together perfectly.

I have been recommending them to my family and friends. I told them whenever they are ready, this is a good company to build their dream house or a quality home.

My home was not being built on time at Garrett Preserve so I was sent an email from Victoria Heights stating they will have a home ready on time.

The experience with Grant our sales person, TJ and Dakota was very personal and very delightful.

Excellent customer service from beginning of the process until closing and even after closing. Everyone was a pleasure to work with. Starting with the application process with Cathi. She was very professional and on top of things. She made sure we were on schedule each step of the way and there to answer questions when we needed, even on her off days! Once we made it to closing TJ and Dakoda provided excellent service and explained everything for the final walkthrough. They were both extremely helpful with making sure everything in the home was functioning properly, demonstrating how everything worked in the home, taking care of last minute touches and making sure we had all the information we needed for our warrants. They did a great job of making sure everything was taken care of so we could fully enjoy our new home.

While not everything went exactly as we had initially expected, we understand that some challenges were beyond your control and not the fault of Smith Douglas.

Despite these minor setbacks, we were impressed by the overall effort and dedication of your team (Eric) to ensure a positive outcome. Your commitment to addressing issues and guiding us through the process did not go unnoticed.

Because of this, we would still confidently recommend Smith Douglas to others. We believe that with ongoing refinements and attention to feedback, the experience will continue to improve for future clients.

The Jackson Farm neighborhood in Cartersville provides good price, quality construction and great location.

They did great.

This was my first home purchase and the Smith Douglas Team made it a great experience. Rayna and Chad are both great. They have great customer service. They are organized and professional. They have been very patient, and courteous with me along the way and I really appreciate it :)

Smith Douglas Homes is a great company. For those first time home buyers, they make the process with their preferred lender, a very swift process and a very easy, user-friendly process. I do recommend Smith Douglas Homes to any of my friends, colleagues, co-workers.

Yes definitely, it is a great company , we moved in a month ago and we love the layout of our home , staff and customer service very pleasant and quick respond to our questions and concerns.

The quality of the workmanship is poor. The warranty process is extremely subpar and lacking, designed to not provide solutions to problems but rather provide bandaid fixes to problems that require proper attention.

Overall, the experience with Smith Douglas Homes was fine. I think that some parts of the construction process could have been done better. The local general contractor did a good job rectifying everything that he could. I think the subcontractors could have done a better job. The biggest grip that I have is with the concrete. We had a lot of cracking all over the foundation and driveway. The general contractor did good and tried his best to make it right. They resurfaced it; however, the underlying cracks are still there. I feel like it could have been done better from the beginning. The quality of the concrete is our biggest issue because it affected the driveway all the way to the house foundation.

Was very impressed about the entire building process.

I just wish they had a better system. I have MS and am barely walking. I put down $11,000 on this house. I had a stroke. I don’t think the owner of the company would appreciate what they have done to me. The hospital would have written them a letter. I am happy with my house, but it’s falling apart.

I will definitely recommend Smith Douglas Homes to my family and friends. Their homes are well built and detailed. This is one of the reasons why I chose them.

We had a real good experience with Smith Douglas Homes. We started with one sales representative, and they were great. When we moved to Morgan Landing, the salesperson, Natalia Lanigan, we didn't get along with her, and she was rude to us. We had to ask for a new representative. Beyond that one representative, everything with Smith Douglas Homes was fantastic.
