Overall, it was a stressful process, and I'm still going through some issues. I think the quality of the home is questionable.

We felt that we got many upgrades for a decent price and we got to design our house the way we wanted. Not many builders offer that. It was a big reason why we went with smithdouglas.

At Duncan Farm Jen was always keeping me updated on the progress of my home build. She answered ALL my questions with a positive attitude and helpful manner.

They made it very easy, and it was smooth.

The timelines they offer are very reasonable and short, but the amount of times they push back the date are very frustrating. The little discrepancies in the quality when they finally deliver to you is pretty frustrating.

They were very helpful.

Be up front about certain things. For example, the garage not being painted. HOA is too high for this area.

I only been in my home for a month, and so far everything has been good. The choices I was able to choose from and the way everything was installed were done nicely.

I would recommend because the homes are beautiful, and they have many plans to choose from, which you can pick options to fit your needs. The home was completed in a timely manner, and everyone was very professional and courteous

Everything is fine but I have some issues with the flooring in the kitchen. They told me it had been fixed before closing but it was not. I have sent out an email but I have not gotten a response.

We have issues with home even before you guys handover the home to me, which i was not aware of it until i get the power bill. I called the warranty people, they came 2 times but nothing fixed yet. Still seeing the power bill monthly 500 dollars. I am struggling to pay the bills. So stupid all these

They were very courteous and helpful. Victoria Weldon was telling me step by step and always reached out. We were always kept informed.

Overall we are very please with quality and features of our home.

While the overall experience was good, there is room to improve

I am deeply dissatisfied with the service and construction process for my home in the Sycamore Crest community built by Smith Douglas Homes. Despite the company’s claims of being a custom home builder committed to quality and service, my experience has been riddled with poor communication, incorrect installations, and unresolved issues.
1. Delayed Communication: I waited nearly three months for a response from the sales agent regarding my interest in purchasing a home. It wasn’t until my realtor intervened that I finally received a reply.
2. Incorrect Installations: Several features I selected were not delivered as promised, including kitchen pendant lights and the tree planted in my front yard. Despite my efforts to have these mistakes corrected, no action was taken.
3. Flooring Installation: My request for a specific flooring layout which was, to lay the flooring in a vertical direction from the entryway and it was ignored, and the explanation provided, and I quote “ we have to run it the same direction of the road.” by the construction manager was unsatisfactory and contradictory to the options initially presented.
4. Drainage and Grading Issues: Serious drainage problems in my backyard remain unresolved, leading to water pooling near my fence, which risks long-term damage. Despite raising these concerns during my homeowner orientation and multiple follow-ups, they have not been addressed.

This has been an incredibly frustrating and disappointing experience. Smith Douglas Homes needs to prioritize customer satisfaction and address these issues promptly. I would not recommend this builder based on my experience.

I am very likely to recommend SDH to everyone. I've had a really great experience; I love my home and I'm happy that we worked with Sherry Richardson. She ensured we got the home we desired and that the process went smoothly. You can tell, she genuinely enjoys her job and wants to be of assistanct.

I most definitely will recommend. It was awesome watching this whole project from start to finish and all the steps involved. Everyone that had a part of the process made it all come together perfectly.
