They were very helpful patient and professional.
I think they are a good company. When I bought the house, the realtor or salesperson didn't bring me the correct information. When I asked about the check, the realtor said not to worry, and they would be able to accept it. Then when somebody called me back, they said there were issues with my check. When I spoke with someone in the HOA about this they did not have a problem, but it was a problem with Polk County. In the end, I removed my check for a lot of problems. In the beginning if the realtor had told the truth, I wouldn't have bought the house because it created a lot of issues.
One would expect a new home to be trouble free but that has not been the case , we have had several big issues.
Overall everything with them has been good!
I feel, from start to finish, Southern Homes of Polk County need to be completely honest with the buyer and forthcoming with any information. The salesperson, who I thought was a licensed realtor and was not, was very misleading.
The experience was more than beyond perfect and it's hassle free.
Sub-contractors do floppy job and rework and redo many many times.

It's been just 6 months to the day that I have purchased my home. And I had amazing service with my sales Agent Drew and the young lady name Beth who was assigned to my 60 day home inspection. However there have been issues that have taken place within and outside the home where the project Managers assigned to my house acted as though they could care less and saw the issues occurring with their own eyes and didn't respond to the text that was sent or have the professionalism to come three house down to confirm what was going on when he saw the contractor your company uses as well as the City of Winter Haven digging in my front yard less than 3 weeks of being in my home. I've made numerous calls to the contractor for my garage and irrigation system in order to get anything accomplished. The contractor for the irrigation system only decided to call after contacting him 5 times bc Beth reached out to him advising he needs to return the call. And this type of service is unacceptable and I would not want anyone who decides to make a major purchase with a builder to experience what I have experienced. So this will be my one and only purchase with Southern Homes and I would not recommend to others

My original home burned down. I chose southern homes mainly due to the website stating how easy it is to build on your own lot. Southern homes doesn’t like to build within the city limits. I found this out too late. The experience was a nightmare. They charged me 16000$ in impact fees to be paid to the city of Lakeland. I had to slash most of my upgrades to be able to afford the rebuild. Later( months later) it was brought to my attention by A neighbor that the lot would have had to be vacant 5 years before incurring impact fees. I found the records from the city of Lakeland waiving those fees. I was assured this discrepancy would have been caught. Since I had to bring it to their attention, I doubt this. I got most of that money back at closing, but that won’t ever bring back the upgrades I lost, including the screened in porch I don’t have. I would never recommend southern homes. Corporate is horrible, and I received absolutely no compensation for their screw up!!!!
When we were looking at purchasing our home in the Sun n lakes area, I had asked the gentleman if parking a utility trailer overnight would be a problem he told me he would look into it. We he did get back to me he had told me it was not a problem that I was aloud to park it in my driveway. When we moved in we was told no trailers whatsoever on the premises. If I would have known that from the get go, I probably would have changed my mind at least in that particular area. Also when we did our walkthrough we were also told the neighborhood was wired for Xfinity Tv/Internet Service. When we had Xfinity out at our house to give us service the technician told us that our neighborhood was not wired. So there is a big communication problem between what is and what ain’t. Another thing I don’t understand is with these new homes why aren’t there mailboxes included with a new home? I could list a few more items but I will not. I actually have 2 family members who are looking to buy new homes in the next 6 months but because of these issues it could be a problem because of some family members working from home and children doing virtual school. Having no internet is an issue for these family members.
The service was great. They are wonderful people. They have delivered on everything they promised. We are very satisfied with everything.
My sales agent, who is no longer with Southern unfortunately, he was amazing! He helped us for a year straight. Answered my calls whenever! It was our first home so we were unsure of which route to go but with his help, we have our beautiful home❤️
I think throughout the construction process, I really appreciated Howard, the builder. He saw that I was really nervous about the whole process. He said something so comforting to me. I really regret he was no longer my builder. I had to go with the flow with what was given to me. That process was fine. Post-construction, that is where the problem is. I am still bitter about my yard. They had to do some things post-construction that was left off, like the USB jack and telephone jack. The issue with my yard post-construction, I am definitely not happy about.
Ms. Janet, the person who sold the house for us, went above and beyond. Everything went smoothly.

Overall the sales process and construction of the whole was straight forward. The quality of the home is what we expected based on the price of the home.
From the building process to now did not meet our expectations. I am not pleased. Will not recommend Southern to anyone.

Communication - Southern Homes changed the foreman on us multiple times. My wife and I are so upset the guy lied to us. They told us they had replaced the floor. It seemed like it was a hassle for them to talk to the homeowner about how the home was built poorly. I can't believe that they lied to us. I mean, they bold faced lied! We could still see the scratches on the floor when the sun came in the house a certain way. They just sanded it down. You can still see the scuff marks on the floor of where they brought in the countertops and scatched up the floors. I took pictures. For us to be paying this much for our house, almost half a million dollars and to ge this craftsmanship, I would never recommend Southern Homes Of Polk County to anyone! Not even an enemy that's how bad it is. When they brought in th concrete, it got all over our pavers and they were still trying to get us to sign off on the house. When I tried to show him, he got an attitude. I shouldn't have to point that out. That's unacceptable. They have no integrity at all to be building a house like this for someone for so much money.
There have been so many issues and things that I have been unsatisfied with that I would NEVER recommend Southern Homes to anyone!!!
